In 2016, Zeller undertook a significant redevelopment of 401 North Michigan and its adjacent plaza, Pioneer Court, to introduce Apple’s global flagship store. Working closely with Apple and renowned architect Foster + Partners, Zeller envisioned a design that respected the office tower’s presence while transforming the site into a world-class destination.

The resulting two-story, 20,000 SF store features a 32-foot curved glass façade and an ultrathin carbon fiber roof, engineered to provide solar shading without disrupting transparency. Entrances at both plaza and riverwalk levels enhance connectivity, while maintaining unobstructed visibility for office and retail tenants.

The project’s complexity required exceptional collaboration between Zeller’s construction and property management teams, Apple’s project team, and numerous city agencies. Zeller secured critical zoning and building approvals, including provisions for ADA-accessible circulation between Michigan Avenue and the Riverwalk—a first for the location.

Structural work included reinforcing existing foundations, re-supporting plaza levels above a functioning parking garage, and managing construction logistics within a tight urban footprint. Materials—including massive glass panels—were delivered via barge and installed using a tower crane, minimizing street-level disruption.

The redevelopment increased public space by 60%, improved riverfront access, and preserved full building operations throughout construction. Since opening in October 2017, the Apple flagship has become a destination retail anchor at the south end of the Magnificent Mile, complementing Chicago’s world-class architecture. Pioneer Court remains a dynamic public space, hosting events for tenants, residents, and tourists—fulfilling Zeller and Apple’s shared vision of blending iconic design with meaningful urban engagement.
