A New Global Destination

Zeller also helped reactivate the riverfront by partnering with Shoreline Sightseeing to bring new life to the dock along 401 N. Michigan. The renewed dock introduced water taxi service and a new access point for architectural tours, creating greater connectivity and new ways for tenants, visitors, and the surrounding community to experience the Chicago River.

The opening of Apple Michigan Avenue on the plaza in 2017 marked one of the most visible transformations in the property’s history. Under Zeller’s stewardship, Pioneer Court evolved into a vibrant, year-round platform for public art, cultural programming, connection to the river, seasonal experiences, civic events, and community engagement.

REINVESTING IN THE BUILDING

FROM BUILDING FUNDAMENTALS TO A MODERN TENANT EXPERIENCE

Zeller reinvested in 401 N. Michigan to keep the property relevant, competitive, and responsive to changing expectations.

2001–2009

Completed major life-safety and infrastructure work, including fire-sprinkler installation, asbestos abatement, and elevator and cab modernization.

2013–2014

Renovated the ground-floor lobby and created a new conference center, tenant lounge, and management office on the 19th floor.

2016–2018

Completed the reconstruction of Pioneer Court and transformed the concourse with Pine Street Kitchen, an expanded fitness center, renovated parking, and new tenant amenities.

2020–2022

Updated the lobby with security systems, lighting, signage, and green walls; introduced new building technology and tenant-engagement tools; and upgraded the garage with a self-parking option.

Together, these improvements transformed nearly every dimension of the property, from infrastructure to workplace amenities and public experience.
