Currently, Zeller owns and operates a portfolio of nearly 7.52 million square feet valued at $2.9 billion.

Zeller manages capital on behalf of foreign and domestic institutional investors, as well as high-net-worth individuals. We are a trusted participant in local and national real estate communities. Our long history, financial stability and diverse investor base are testaments to our focus on the long view in real estate investing. We explore how long-term secular trends evolve and how they can drive financial performance across multiple economic and real estate cycles. Lender
Partnerships

Zeller’s partnership applies our 35 plus year history as an owner/operator in multi-tenant, value-add office, guiding Lenders REO office assets through unique and challenging market conditions. We develop business plans with the goal of limiting ownership’s further capital investment and recouping as much of Lender’s original principal loan balance as possible. Zeller believes the best strategy to accomplish this is by selectively focusing on high impact areas for minimal, targeted capital investment paired with rental rates that increase NOI in the short-term to exit when capital markets have stabilized.

Asset Management

Zeller takes a hands-on and comprehensive approach to asset management that is focused on the execution of the transitional business plan for each investment. Our seasoned team of asset managers apply their experience up front in the planning process, assessing timing, marketing and debt financing structure to enhance execution. Our hands-on approach allows us to make business plan adjustments as necessary to continually maximize returns to our investors, including the identification of optimal disposition timing.


Multifamily
Development

Zeller’s residential thesis grows from our mission of insight to value in quality locations, design excellence, community engagement and profitability. We focus on high-barrier-to-entry submarket locations that are walkable and transit-oriented, and have partnered with local experts to enhance the success of each delivery. Our communities are inspired by their neighborhood, and feature design-forward amenities that center comfort, wellness, sustainability, and tenant-focused technology. As with our office assets, Zeller has fostered strong relationships with architects, engineers, government entities, and consultants well in advance of deal execution, in order to identify untapped opportunities and hit the ground running.

Construction
Management

Zeller’s team of construction professionals address Ownership’s concerns, implement fundamentally sound project management practices and protocols, and collaborate and partner with both Ownership and service partners to maximize overall investment value. Zeller teams provide Budget Development, Construction Management, and Accounting expertise with long experience in diverse building types and vintages. As part of Construction Management, Zeller generates a comprehensive capital expenditure project risk assessment and 5-year capital expenditure plan to maintain, preserve, replace, and enhance asset value.


Property Management

There are five core impact areas that define excellence for the Zeller Property Management team: Marketing and Property Activation, Tenant Relations, Building Operations and Maintenance, Financial Review and Reporting, and Ownership Communication. Zeller’s Property Management platform is key to asset performance and success, and has been a crucial element in Zeller’s investment approach. With an integrated team focused on activation and collaboration with the community, ownership is able to stay in close contact with tenant sentiment, and anticipate needed upgrades or concerns well in advance.

Office Leasing & Marketing

Zeller’s in-house leasing delivers effective marketing and leasing strategies critical for optimizing asset utilization, cash flow, and the maximization of returns. Zeller’s leasing team works in close collaboration with asset management, construction and ownership to generate realistic business plan goals. That close planning determines product positioning, marketing and leasing approaches specific to each asset. Our in-house, hands-on leasing brokers also leverage the reach and capabilities of our 3rd party partners, delivering exceptional results and ensuring property owners can make the most out of their investments.

Activation & Engagement

Activation, tenant satisfaction, and community building are critical factors in the success of a property and its brand. Employees are more likely to choose to work in the office when they can benefit from colleague connections and a sense of community within their building. Zeller’s established programs in tenant services, event planning, and social media, develop a deeper sense of belonging in tenants, and drive leasing through activities and vibrancy. Tenant events are designed around outreach, entertainment, education and wellness.
