After acquiring Capital Center in 2018, Zeller embarked on a strategic repositioning of the two-tower office complex into a next-generation Class A+ workplace. Spanning 655,000 square feet and connected by a dramatic 250-foot atrium, the property was transformed through targeted capital investments, robust tenant-focused programming, and enhanced leasing strategies.

Completed in 2020, Zeller’s capital plan brought modern functionality and hospitality-driven design to the forefront:

  • Renovated atrium lobby with upscale lounge seating, curated art, and a central bar
  • New conference center with breakout rooms, high-capacity AV, and flexible setups
  • Elevated fitness facility with Peloton bikes, Precor equipment, locker rooms, and towel service
  • Reimagined plaza courtyard with a shaded pergola, fire feature, and lush landscaping

Zeller’s reinvestment paid off—Capital Center accounted for one-third of all new office leasing in downtown Indianapolis over a three-year period. Key achievements include:

  • In-place rents grew from $17.43 to $28.00 per square foot
  • 41,000 SF of fully furnished spec suites leased
  • 99,661 SF of space delivered as market-ready
  • Major new leases signed:
    • 42,000 SF with Spot Freight
    • 24,000 SF with CHA Consulting

Zeller introduced a full-service tenant experience program to foster community, drive satisfaction, and boost retention:

  • Dedicated Community Manager to lead programming, communication, and tenant engagement
  • 2–3 events per month including wellness classes, courtyard concerts, food trucks, and networking events
  • Building app implementation for real-time updates, amenity reservations, and exclusive promotions
  • Seasonal event series on the newly renovated outdoor plaza, activated with fireplaces, pergolas, and curated seating zones
