Zeller entered the project as a GP-level sponsor, leading strategic loan negotiations to secure maximum flexibility and aligned execution with the business plan. Zeller also took an active role in construction oversight, partnering with Marquette to ensure delivery on time and within budget.  Power Construction, a trusted partner from previous developments—including the iconic Apple Store at 401 North Michigan and the extensive renovation of The Wrigley Building—joined the effort.

In November 2022, Evo Union Park was sold for $103.5 million, marking a successful exit and confirming the project’s strong market positioning and operational execution.
