In 2024, Zeller launched its REO Services Platform to support investors and lenders navigating workouts, debt restructures, and newly controlled assets. Shortly after launch, Värde/Trimont selected Zeller to assume Asset Management, Leasing, Property Management, and Construction Management for three REO assets across two markets< Chicago and Indianapolis, demonstrating immediate confidence in Zeller’s ability to stabilize complexity and preserve value.
Rapid, Seamless Transition
Zeller transitioned all three assets, BMO Plaza, 2001 York, and Shafer Court, within weeks, during year-end and holiday periods. Our team:
- Conducted staff interviews, recruited new personnel, and vetted brokerage partners
- Completed full document and lease abstract reviews
- Implemented best-in-class operations and financial systems in Yardi
- Re-established vendor relationships and proactively engaged tenants to reduce disruption
Using our proven transition playbook and weekly client touchpoints, Zeller delivered a smooth handoff and restored confidence in building operations, earning top marks from the Värde/Trimont.
Consistency in Execution
Each asset previously operated under separate vendors with inconsistent processes. Zeller immediately standardized operations using the same protocols applied across our owned portfolio. This alignment created efficiencies and revealed value-enhancing opportunities, including significant insurance savings by leveraging Zeller’s strong Midwest platform.
In addition, structured bi-weekly meetings across all disciplines, Asset Management, Leasing, Management, and Construction, enabled clearer communication, faster decision-making, and cohesive execution across the portfolio.
