Transforming a Chicago Icon

Zeller, in partnership with BDT Capital, led the repositioning of The Wrigley Building from an underutilized office asset into a dynamic, mixed-use destination, while preserving its architectural significance and maximizing access to local and federal redevelopment incentives.

The redevelopment required a deep understanding of both construction execution and entitlement navigation. Zeller assembled a top-tier team including Goettsch Partners (architecture), Environmental Systems Design (MEP), Power Construction, and various specialty consultants. Together, the team modernized 400,000 SF of office and retail space while protecting the building’s historic integrity.

Zeller successfully landmarked the building’s exterior and roofline, a necessary step to qualify for the Cook County Class L incentive—reducing the assessed value for 10 years. Zeller also secured Federal Historic Tax Credits and managed a complex easement agreement with the City of Chicago to renovate the adjacent Wrigley Plaza.

Renovation Highlights

Construction included:

  • New HVAC risers, mechanical distribution, and life safety systems
  • Electrical infrastructure upgrades in partnership with ComEd
  • Renovation of lobbies using original materials and restored bronze features
  • Retail slab reinforcement and storefront enhancements
  • Careful coordination to maintain operations in occupied areas (19% during primary work)

Major construction was completed on schedule in July 2013. Since then, Zeller has overseen ongoing tenant improvements, sustainability upgrades, and amenity enhancements—including the addition of Lou Malnati’s, Walgreens, Peet’s Coffee, and Ghirardelli.

Ongoing improvements include a Distributed Antenna System (DAS), a fitness center, conference spaces, and continued activation of the now-renamed Wrigley Building Centennial Plaza. Through every phase, Zeller has ensured compliance with historic and tax credit requirements while elevating the building’s legacy as one of Chicago’s most iconic landmarks.
