Revitalization Through Renovation & Leasing
Preserving The Wrigley Building’s rich history and timeless charm was central to the series of renovations Zeller undertook after acquiring the building in 2011. The asset encompasses 472,639 SF across two towers featuring 18 stories in the North Tower (completed in 1924), and 27 stories in the South Tower (completed in 1920). At acquisition, the property was at a daunting, low occupancy rate of 17%, presenting a significant repositioning opportunity. In the decade following acquisition, Zeller worked to re-develop and position The Wrigley Building as a premier destination for modern office and retail tenants by investing $70 million dollars with BDT Capital into building improvements. Preserving the building’s architectural integrity was essential as the building’s infrastructure was modernized. Zeller worked closely with design partners Goettsch Partners and Environmental Systems Design, as well as City, State, and Federal agencies.
Major upgrades included lobby renovations, new mechanical systems, plaza restoration, and the development of a spec suite program. The original brass and marble throughout the building was preserved during the construction. Contemporary influences were added for a fresh take on the building’s classic design. The Wrigley Building achieved Landmark status in 2012, and the renovation earned numerous accolades including BOMA’s International TOBY Award, AIA’s Honor Award, NAIOP’s Office Redevelopment of the Year, and the IDA’s Excellence in Achievement Award. The building is also WELL HSR Certified, LEED Silver, and WiredScore Gold.
